General Questions
As your real estate agent I will constantly keep you posted. I will walk you through each step and even come to your home to go over things in person if you prefer. I pride my self on being available for my clients and giving them the best experience possible.
I do not have any set hours. As a realtor and investor my hours are flexible so I can be available to my clients when they need me.
Investing Questions
Every situation is different. If you do not want to fix anything and sell your home as is, we can do that. If you want to fix a few things that would make a difference, we can do that as well. I will come to your home and walk through it with you. At this time we can decided what we should fix, if anything.
You do not need as much as you may think to get started in real estate investing. Some people are able to invest with $0 and some pay 25% per investment. It all depends on your goals and opportunities. I will help you find the best solution for your investment strategy.
It is always a good idea to talk to your CPA about your situation. Typically investing in real estate is a great tool for tax breaks.
There is no cost to you to have me as your buyers agent. I am happy to represent you in buying an investment property. As a sellers agent it all depends on the situation. I treat every deal differently to try and be as affordable as possible. I would love to sit down and talk with you about your plans to sell.
Selling Questions
Every home is different and the time it takes to sell your home may vary. The average home is on the market in Utah right now is 16 days.
The cost of selling your home can vary. I like to handle each deal individually to try and make it the best for the seller. Typically you have to pay your closing costs, commission for the agent, and another expenses you and the buyer agree on. It is safe to plan on spending 7% of the purchase price.
It is always a good idea to talk to your CPA about your situation. Typically if you live in your home as your primary residence for at least two years you will not have to pay capital gains. If you are selling an investment property or a home before living in it for two years as your primary residence you will have to pay capital gains on your equity.

I will come to your home and walk through it with you. At this time we can decided what we should fix, if anything.
Buying Questions
Every situation is different and I am happy to talk with you about what time frame you are looking at. Once you are qualified and we find home that fits your needs you could potentially move into your new home in about 30 days.
Each situation is different. If you plan on living in the home you can put down as low as 3.5% and if you want to invest typically you have to put down 25%. I am happy to chat with you about your options and connect you with a lender.
It is always a good idea to talk to your CPA about your situation. Typically buying a home doesn’t have a negative impact on your taxes and infact can often times have a very positive impact.
I charge a competitive 3% for my services as a real estate investment specialist. My expertise often ensures that this fee more than pays for itself through the value I provide. There are various options for covering my fees, and in many cases, we can negotiate to have a significant portion paid by the sellers.
